Whistler Property Management Fees and Commission Rates
True North charges a management fee of 17 to 20% of rental revenue. Most Whistler vacation rental managers charge between 20 and 35%, so on a typical property our owners keep thousands more each year.
Here's exactly how our fees work, what they cover, and what to ask any manager you're comparing.
How Vacation Rental Commission Rates Work in Whistler
Almost every Whistler property manager charges a commission: a percentage of the rental revenue your property earns. You only pay when your property earns, which keeps your manager motivated to fill your calendar at strong rates.
The percentage is only half the story. Two managers quoting the same rate can leave you with very different payouts, depending on:
What revenue the percentage is calculated on (before or after platform fees and cleaning)
Which services are included and which are billed extra
Markups on cleaning, linen, supplies and maintenance
Setup, onboarding or listing fees
Contract length and cancellation terms
What True North's 17 to 20% Includes
Dynamic pricing and revenue management via Wheelhouse Pricing Software
Listings on Airbnb, Vrbo, Google Vacation Rentals and our direct booking site
Guest communication, screening and 24/7 support
Cleaning and linen coordination after every stay
Maintenance coordination with our in house maintenance technician and local trades
Licensing support and MRDT/PST tax remittance on Vrbo and direct bookings
Monthly owner statements and real-time access to Hostaway calendar and the True North Portal
Free owner stays, apart from a post-stay clean
What Determines Your Rate
Our rate schedule is dependent on the size of the property.
1 - 3 bedroom properties we charge a management fee of 20%
4 bedroom properties 19% management fee
5 bedroom properties 18% management fee
6+ bedroom properties 17% management fee
Costs Outside the Management Fee
To keep things transparent, these are paid separately:
Linens and towels
Maintenance visits that take longer than 1 hr are billed at $65/hr, any small maintenance tasks like a 15 minute property check that involves fixing something easy like a kitchen drawer would be included in management fees
Any trades that are required to do work at the property
Strata fees, property taxes, insurance and utilities, which remain the owner's responsibility
Lower Fees Shouldn't Mean Less Service
We keep our fees competitive by running lean and using good systems, not by cutting corners. You still get a local owner-operator who knows market trends, your building and your preferences.
Our 1- and 2-bedroom Whistler homes have the earning power of the top of the market: 14% more revenue than the average comparable Whistler listing, even including nights our owners use themselves.
