Not every Whistler condo can be rented nightly
In Whistler, whether you can rent a unit nightly depends on the building, not the owner. A property needs tourist accommodation zoning, and in most complexes that zoning comes with a Phase 1 or Phase 2 covenant on title. Residential zoning does not allow nightly rentals at all, no matter how close the unit is to the gondola.
This guide lists the condo, townhouse, and hotel-condo complexes that allow nightly rentals, grouped by neighbourhood. It is a starting point for buyers and owners, not a substitute for checking a specific unit.
Phase 1 vs Phase 2
Phase 1
Phase 1 complexes allow nightly rentals with no limit on personal use. Owners can stay as often as they like, rent nightly, monthly, or seasonally, and in most buildings choose their own property manager or self-manage. This is what most owners mean by a nightly rental condo, and it is where True North manages most of its units.
Phase 2
Phase 2 buildings are hotel-condos. Units sit in a hotel rental pool run by the hotel, and owner use is capped at 56 nights a year: 28 in summer and 28 in winter. You cannot choose your own manager.
Phase 1 with a set manager
A handful of Phase 1 buildings have a rental agreement or front desk program that every owner has to use. You still get Phase 1 owner use, but you cannot bring in your own manager. These are listed separately below.

Hotel names and branding change over time. If a building has been renamed, check the covenant on title rather than relying on the name.
How to confirm a specific unit
Covenants are registered unit by unit, and a few complexes mix covenant types. Before you buy or list, check these four things:
Zoning. Look up the property on the Resort Municipality of Whistler's online mapping system and confirm tourist or temporary accommodation is a permitted use.
Covenant on title. Ask your realtor or lawyer for the title search and read the covenant itself.
Strata bylaws. Strata corporations can still restrict short-term rentals, minimum stays, or rental programs.
Licensing. Every nightly rental needs a Whistler business licence and a provincial registration. See our BC short-term rental rules guide.
Frequently asked questions
Which Whistler condos can you Airbnb?
Only units with tourist accommodation zoning, which in most complexes means a Phase 1 or Phase 2 covenant. Phase 1 buildings like Woodrun Lodge, The Aspens, the Town Plaza lodges, and Glacier's Reach let owners list on Airbnb and Vrbo through a manager of their choice.
What is the difference between Phase 1 and Phase 2 in Whistler?
Phase 1 allows nightly rentals with unlimited owner use, usually with your choice of manager. Phase 2 is a hotel rental pool with owner use capped at 56 nights a year.
Can I rent a residential-zoned Whistler home nightly?
No. Residential zoning does not allow tourist accommodation for any length of time.
Can I choose my own property manager in a Phase 1 building?
In most Phase 1 buildings, yes. A few, including Le Chamois, First Tracks Lodge, Tantalus Lodge, and the Hilton, require owners to use the building's program.
